Strong Summer Signals A Busier Autumn

* The average asking price fell 1.3% this month to £368,740, in line with the usual July-to-August drop over the past five years.

* There was a monthly drop in asking prices across all regions except Wales, where prices held steady. London saw the sharpest fall at -2.6%, followed by Yorkshire and The Humber at -1.9%.

* Sellers this summer are pricing realistically to attract holiday-preoccupied buyers, while falling interest rates and plentiful choice mean activity levels are defying the usual seasonal slowdown, with buyer demand up 11% year on year.

* We usually see a busier autumn than summer, as the school year begins and focus shifts back to moving. From 2021–2024, new seller asking prices rose an average of 0.6% between August and September, and strong summer sales suggest momentum will continue.
